As the winery that bears her name marks its tenth anniversary, Patricia Kluge seems ready to head for other pastures. Or at least another home. Following the auction earlier this month of some of her silver, the Wall St. Journal today reports that her estate, which includes 300 acres and a 45-room neo-Georgian main house, measuring 23,538 square feet, is on the market for a cool $100 million. Price tag includes the house (eight bedrooms and 13 bathrooms), a pool, pool house, log cabin, a greenhouse and "staff cottages." Don't forget the croquet lawn.

In 2007, at the height of the real estate fantasy boom, Kluge aggressively marketed Vineyard Estates, a high-end planned community that would be situated on some 500+ acres surrounding Albemarle House, the property that is now for sale. She envisioned two dozen giant “turnkey” homes, priced between $6 million and $23 million. Though the advertising campaign included The New Yorker, the Robb Report, and a vanity online video ("awaken to 'America's Eden'"), the development never really got off the ground.

2007 brought other issues, including the abrupt shuttering of Fuel, the bistro-gas station the concept of which she once promised would sweep the nation, and an embarrassing lawsuit brought by a cleaning service for $22,847 in unpaid bills.

What does today's "For Sale" announcement mean for the winery and vineyards, all 220 acres of them? Kristin Moses Murray, Kluge Estate Winery and Vineyard spokeswoman ("I am not Mrs. Kluge's spokeswoman," she corrected us, in reference to an earlier post), answers, nothing at all. The winery and vineyards are not included in the property that has gone on the market. Murray referred us for further comment to the family's attorney.

Patricia Kluge, 61, may be looking to downsize. First she put the silver on the market, and now she's listed her property for $100 million. But this need not portend serious change for the local wine industry as Kluge Estate Winery and Vineyard spokeswoman Kristin Moses Murray says the winery and vineyards are not included.

Hey Cathy,
Who got the listing in Charlottesville? Which lucky 100 Million Dollar agent? My wife is a realtor, and if she sold that house I promise I would stop making fun of Hokies, and I would no longer place curses on Tar Heels. Why in the heck would a normal person pay 100 million for that house and land? If it sells for 30 million it's still over-priced, don't you think? Have Mrs. Kluge/Moses give me a call at her earliest convenience and I'll be happy to set her straight and remind her what is going on here in the real-world! Thanks.

This price just does not make sense. Even if the house was $300 per square foot, it would still only be about $8.4M. There are not many houses -- especially ones that are not extremely old and involve original historic details -- that would cost more than $300 per square foot to rebuild. And I say this as someone who figures these numbers out for a living.

Say there are $3M worth of outbuildings, including staff homes. That gets us to around $11.5M worth of improvements. Ain't no way in hell that the 300 acres of land is worth $88.5 million dollars. Nor half that much. Nobody stupid enough to pay anything near that price would ever have obtained that much money in the first place. And if they have then I've got a bridge in New York to sell them.

I expect that it would be difficult for Ms. Kluge to put the vineyards and winery on the market, since the houses that she marketed within her 'vineyard estates' were sold with a certain acreage of vines each, along with the guaranteed service that her winery would produce private label wines for the owners of the houses.

Who would want to buy the winery with this legal requirement attached to it? And how could she continue to meet her obligations to the people who bought those houses if such a requirement was not passed down to a new owner of the winery?

Is it possible that PK is about to really clean house. I mean, Kristin is her stepdaughter, and has been the mouthpiece for the vineyard and every thing else they have done. Now she snaps off that she is not MRS. Kluge's spokesman. How interesting that she refers to the woman who has been taking the load from her Dad as Mrs. Kluge.
I guessing the the crowd around the Thanksgiving trough is going to be a bit more sparse this year.

I am always amused by the antics of Mrs. Kluge Moses. At least she keeps us guessing. I wondered what was going on when I was notified of her silver auction but my collection is actually better than hers so I declined to attend. I knew her when she was married to Mr. Kluge and have known many people who have worked for her and resigned. She has always been cordial to me but I have never had any business dealings with her because of her reputation that proceeds her. But, Charlottesville should be proud to call her one of our own. Shes not boring.
